Managing a Building, Not Just Units

What a high-rise board needs from its manager

A high-rise condominium is a building full of shared systems. Elevators, fire alarm and sprinkler systems, emergency generators, heating and cooling plants, garages, roofs and the building envelope all belong to the corporation, and owners notice quickly when one of them fails.

The Enfield Group Inc. manages high-rise, low-rise and mixed commercial-residential condominiums across the Golden Horseshoe. Our family also built The Madison at 174 Mountain Park Avenue, Hamilton’s first luxury condominium, so we look at a tower the way its builder does.

Your board has unfettered access to our President, Greg Fraleigh, who has nearly 50 years of hands-on experience, and owners and residents can reach our 24/7 live support at any hour.

Building Systems That Need Watching

Inspections, contracts and records

Elevators, fire alarm and sprinkler systems, generators and mechanical equipment need regular inspection, testing and maintenance by qualified contractors. We schedule the work, get competitive quotes, check that every contractor carries WSIB and full insurance coverage, and keep the records your board needs.

We inspect the common areas with a board representative in early spring and late autumn, and give the board a written report.

Reserve Fund Planning for Towers

Large components, long timelines

Roofs, windows, elevators, garages and mechanical systems are some of the largest costs a high-rise corporation will face. Ontario’s Condominium Act requires a reserve fund study every three years. We coordinate the study, review it with your board, and build its findings into each year’s budget so major replacements are funded when they come due.
