What a Status Certificate Is
A status certificate is a package of information about a condominium unit and the corporation it belongs to. Buyers and their lawyers review it before a resale closes, and lenders and insurers often rely on it too.
Under section 76 of Ontario’s Condominium Act, 1998, anyone can request a status certificate for a unit.
What It Contains
A status certificate sets out, among other things:
· The unit’s common expenses and whether any are in arrears
· Any increase in common expenses or special assessments
· The current budget and most recent audited financial statements
· Reserve fund information and the latest reserve fund study
· The declaration, by-laws and rules
· Insurance, management agreements and any legal actions involving the corporation
Timeline and Fees Under the Condo Act
The corporation must provide the certificate within 10 days after receiving the request and the fee. The maximum fee for a standard certificate is $100, including taxes.
If a corporation misses the 10-day deadline, the Act treats it as having issued a certificate showing no arrears for the unit, no increase in common expenses and no special assessment. That is why we take the timeline seriously.
