Why Smaller Corporations Need a Different Approach

Most of our 2,000+ units are townhome and low-rise

Townhouse and low-rise condominium corporations are not small versions of a high-rise. They usually have fewer owners sharing the costs, more buildings and grounds spread across the site, and volunteer boards with busy lives.

That is the work we know best. Townhome and low-rise corporations make up most of the 2,000+ units The Enfield Group Inc. manages, alongside some commercial units, from Toronto and York Region through Peel and Halton to Hamilton and Niagara.

Your board gets a manager who knows every dollar matters, and unfettered access to our President, Greg Fraleigh, who has 40 years of hands-on experience. We have been family-owned since 1927.

Common Elements That Need Watching

Roofs, roads, grounds and windows

Ontario’s Condominium Act and your declaration decide who maintains and repairs what. In many townhouse corporations, the corporation looks after shared and exterior components, and those costs are planned through the budget and reserve fund.

We keep track of roofs, siding, windows and doors, decks and fences, private roads, driveways and parking, drainage, snow clearing and landscaping, and we schedule inspections and repairs before small problems become expensive ones.

Reserve Fund Planning for Townhomes

Many components, many timelines

A townhouse community can have many roofs, decks and driveways that wear out at different times. Ontario’s Condominium Act requires a reserve fund study every three years, and the funding plan that follows sets what owners contribute.

We coordinate the study, review it with your board, and build its findings into each year’s budget so major replacements are funded when they come due.

Frequently Asked Questions

Townhouse condo management FAQ

Is a small corporation worth a full-service manager?

For many boards, yes. A manager takes on the financial records, contractor quotes, owner communications and legal deadlines that otherwise fall on volunteers. If full management is not the right fit, our consulting services also support self-managed corporations.

Who maintains roofs and driveways?

It depends on your declaration. In many townhouse corporations these are common elements maintained by the corporation, while some declarations make owners responsible for parts of their own exterior. We review your declaration and set up maintenance to match.

How are reserve fund studies handled?

Ontario requires a reserve fund study every three years. We coordinate the study with a qualified provider, review the results with your board, and help build the funding plan into your budget.

What does a manager do on site visits?

Your manager walks the property to check the common elements, follows up on maintenance requests and contractor work, and notes items for the board. Visit frequency is set in your management agreement.

Do you manage commercial condominium units too?

Yes. Our portfolio is mainly townhome and low-rise residential corporations, and it also includes some commercial units.
