When a Board Needs Advice, Not Full Management

Experienced help on your terms

Not every corporation needs a full-time management company. Some boards manage their own buildings, some are between managers, and some simply want a second opinion on a big decision.

Enfield’s consulting services give those boards access to the experience behind our full management: a family-owned firm founded in 1927, ACMO 2000 certified, licensed by the Condominium Management Regulatory Authority of Ontario (CMRAO), and led by our President, Greg Fraleigh, who has nearly 50 years of hands-on experience.

Governance and Condo Act Support

Getting the rules right

A governance review looks at how your corporation is run: your declaration, by-laws and rules, how board meetings and AGMs are called and recorded, and whether records and owner notices meet the Condominium Act.

We point out what is working, what needs attention, and the practical steps to fix it. Legal questions are referred to your corporation’s lawyer.

Budgets and Reserve Funds

Numbers the board can stand behind

We help boards prepare realistic operating budgets and understand their reserve fund study: what the study says, what the funding plan means for owners, and how to build it into the budget year by year.

Ontario requires a reserve fund study every three years. A clear funding plan helps the board prepare for major repairs before they come due.

Self-Managed Corporations and Turnovers

Support at the moments that matter

Self-managed corporations: support for volunteer boards that run their own buildings, from setting up financial reporting to reviewing contracts and planning maintenance.

Turnover support: help for new corporations as the developer hands over control, from checking that records are received to reviewing the first budget and reserve fund study.

Manager transitions: help planning a change of management company. See our guide How to Switch Condo Management Companies in Ontario.

Frequently Asked Questions

Condo consulting FAQ

What does condo consulting include?

Our consulting services cover governance reviews, budgets and reserve fund planning, turnover support for new developments, and support for self-managed corporations.

Can a self-managed corporation hire you for one project?

Tell us what you need. Consulting can focus on a specific task, such as a budget, a reserve fund review or a governance review.

Do you attend AGMs or board meetings?

If your board would like us at a board meeting or AGM, tell us when you request a consultation and we will discuss it as part of the engagement.

How is consulting billed?

Each engagement is quoted after we understand what your board needs. Contact us to discuss the scope.

Do you give legal advice?

No. We are a management firm, not a law firm. We work alongside your corporation’s lawyer and refer legal questions to them.

How do we request a consultation?

Fill in our Request a Proposal form or call 905-689-7341.
