A Local, Family-Owned Alternative

Why Burlington boards look beyond the national firms

Burlington boards have plenty of choice, including large national management firms. The Enfield Group Inc. offers something different: a family-owned company founded in 1927 by William John Fraleigh, now in its fourth generation, with its head office in Burlington and decisions made locally by the people who own the business.

Your board has unfettered access to our President, Greg Fraleigh, the third generation of his family to lead the firm, who brings nearly 50 years of hands-on property management experience. When something needs a decision, you can reach the person who makes it.

We have been ACMO 2000 certified since 2012, are licensed by the Condominium Management Regulatory Authority of Ontario (CMRAO), and are members of ACMO and CCI's Golden Horseshoe and Grand River chapters. Today we manage more than 2,000 units, mainly in townhome and low-rise corporations.

Our Head Office Is in Burlington

Close by for site visits, board meetings and AGMs

Our head office is at 5150 Fairview Street, Suite 204, in Burlington, so your property manager is never far from your corporation. That makes it easy to attend board meetings, AGMs and site inspections in person.

Our office is open Monday to Friday, 8 am to 1 pm and 2 pm to 4 pm, and owners and residents can reach our 24/7 live support at any hour. Call us at 905-689-7341.

Burlington is also where our name comes from. In 1960, Greg Fraleigh’s father bought a window manufacturing business on Enfield Road in Burlington, and that is how The Enfield Group got its name.

Townhome and Low-Rise Focus

The corporations we know best

Townhome and low-rise corporations make up most of the 2,000+ units we manage. In Burlington, our clients include Halton Condominium Corporation No. 330 (HCC 330). We also know Burlington townhomes from the builder’s side: our family has developed townhomes on Caroline, Elizabeth, Pearl and Maria Streets in Burlington.

These corporations share a particular set of responsibilities: roofs, siding and windows across many separate buildings, private roads and driveways, snow clearing, landscaping and drainage. We plan for them in your budget and reserve fund study, and we manage the contractors who do the work.

Small and large corporations get the same direct line to our team.

“They do not just manage our property; they actively protect our community’s investment and enhance the quality of life for our residents.”

Frequently Asked Questions

Burlington condo management FAQ

What does condo management cost in Burlington?

Fees depend on the size of your corporation, the services you need and the condition of the property. We prepare a proposal for your board after learning about your community, so you can see what is included before you decide.

How is Enfield different from national firms?

We are a family-owned company that has been in business since 1927, with our head office on Fairview Street in Burlington. Your board has unfettered access to our President, Greg Fraleigh, and decisions are made locally by the people who own the business.

Do you manage stacked townhouses?

Stacked and traditional townhouse corporations fit our focus. Most of the 2,000+ units we manage are in townhome and low-rise corporations, so shared roofs, decks, roads and grounds are familiar work for our team.

How do you report finances to the board?

Your board receives monthly financial statements, and we support your auditor at year end. Each year we prepare the budget with the board and keep reserve fund planning up to date.

How is the transition from our current manager handled?

We work with your board on the notice terms in your current contract, then arrange the handover of records, funds, keys and contractor information, set up banking and owner communications, and introduce your new manager to owners. From signing to full management handover typically takes about 60 days, depending on your notice period and how quickly records arrive.
