The First Years After Turnover
Milton is one of the fastest-growing communities in Ontario, and many of its condominium corporations are only a few years old. The first years after the developer hands over control set the tone for decades.
Once the developer no longer owns a majority of the units, the developer-appointed board must call a turnover meeting within 21 days, and the meeting must be held within 21 days after that. Owners elect their own board, and the developer must hand over the corporation’s documents and records.
Our consulting services include turnover support for new developments, and we can take on full management from the turnover meeting onward.
What a New Board Needs to Track
Records: confirming the minute book, declaration, by-laws, rules, agreements and financial records are received from the developer.
Performance audit: the Condominium Act requires an audit of the common elements in the corporation’s first year, an important step for warranty claims.
Warranty items: keeping a list of deficiencies, following up with the builder and Tarion, and watching warranty deadlines.
Reserve fund: reviewing the first reserve fund study and setting a funding plan the board can stand behind.
Townhome Expertise
Townhome and low-rise corporations make up most of the 2,000+ units we manage, and they are common across Milton’s newer neighbourhoods.
We know the work these communities need: roofs, siding and windows, private roads and parking, snow clearing, landscaping and drainage. See townhouse condo management.
